West Lake Sammamish is technically part of Bellevue rather than Sammamish, but it’s certainly worth a mention. It is nestled in the southwestern shoreline of the beautiful Lake Sammamish, just north of I-90, barely west of Sammamish. 

Nearly 6,000 people reside here; its average Zillow Home Value Index is $2,583,709. This makes it the most affluent neighborhood in the Sammamish area and by a noticeable margin, too.  

West Lake Sammamish is almost strictly residential, with few restaurants or coffee shops but many parks, community centers, a library, churches, and several highly-rated childcare facilities. It has a Christmas Tree Farm, The Event Center at Vasa Park Resort, and Ohana Kai Watersports

This cozy suburban neighborhood is home to Phantom Lake, Phantom Lake Park, Weowna Park, Lake Hills Community Park, Evergreen Park, Robinsglen Nature Park, Robinswood Community Park, Vasa Park Resort, Spiritridge Park, Bellevue Airfield Park, and Hillaire Park. 

This neighborhood is heavily wooded; however, the yards are smaller than most other neighborhoods in Sammamish, and each residence will still be able to see its neighbors’ homes. 

The properties lining the west side of Sammamish Lake have noticeably larger yards, private docks or wet slips, and impressive luxurious homes. 

Pine Lake

Pine Lake was initially a 19-acre private resort from the 1910s but was purchased and renamed French’s LaPine Resort in 1932. Later, in the 1960s, King County purchased the property and eventually transferred it to the City of Sammamish in 1999. Since then, it has been a public park and the hub of the Pine Lake community. 

Pine Lake neighborhood fully encompasses Pine Lake and Pine Lake Park; it’s east of Lake Sammamish on the southeastern side. Pine Lake Neighborhood’s borders are SE 20th Street (north), 228th Ave SE (east), SE 32nd Street (south), and 212th Ave SE (west).

This neighborhood offers residents Pine Lake and its respective park, the Pine Lake Blueberry Farm, two adult family and assisted living homes, childcare facilities, two Montessori schools, and the Sammamish Mosque. 

Pine Lake draws in lots of families, especially in the summer. It puts on community events, including Shakespeare in the Park, Summer Nights in the Park (a concert series), and more. The Lake is stocked with rainbow and brown trout and offers a gravel boat launch for suburban anglers. 

On the east side of 228th Avenue, you’ll find La Casita Cocina Mexicana and Cantina, Himitsu Teriyaki, Just Poké Sammamish, and August Moon Chinese Restaurant

Monohan

Monohan is a small residential neighborhood on the east side of Sammamish Lake.

204th Avenue SE is its eastern border, SE 24th St is its northern border, and Lake Sammamish is the western border. 

Its average home value is $1,509,754. 

This neighborhood is heavily wooded, with spacious backyards and natural privacy for each home. While there aren’t any parks or restaurants within its borders, it is only a couple minutes away from Big Block Brewing, Rockmeadow Equestrian Center, Glass House Dance School, a care facility, and Pine Lake Community Center

South Lake Sammamish

South Lake Sammamish snugly sits between I-90 and the bottom of Lake Sammamish, adjacent to the beautiful Lake Sammamish State Park. Timberlake Park is located within the neighborhood, as is Blackberry Park, Meerwood Park, and the private Sammamish Beach Club. 

On the south side of this densely forested neighborhood, you’ll find Timberlake Park Apartments and Sammamish Bluffs Condominiums. 

Most of the homes on the north side of the neighborhood have private boat docks on Lake Sammamish. 

The average South Lake Sammamish home value is $1,355,134.

Klahanie

Klahanie is a well-thought-out neighborhood that is exceptionally cohesive and is centered around Klahanie Park, with Yellow Lake in the very middle. This park offers extensive walking trails through the woods, multiple swimming pools, Tennis and basketball courts, a baseball field, and several playgrounds. It also offers a community garden called the Klahanie Community Pea Patch, a private Klahanie Property Community Park, and a Pilates Studio

Klahanie is east of Sammamish Lake, south of Beaver Lake, and northwest of the 1,200-acre Grand Ridge Park and the 13,745-acre Tiger Mountain State Forest. 

Beaver Lake Middle School and Challenger Elementary School are situated on the north end of the community, and there are several highly rated daycares and preschools throughout. This area also offers a Doggie Daycare, a fitness center, and a QFC Grocery Store. 

The average home value for this neighborhood is $1,197,964. 

Inglewood

Inglewood is on the northeastern shore of the lake, just two miles west of downtown Sammamish. East Sammamish Park is on the edge of Inglewood, and the East Lake Sammamish Trail runs through the community. 

Paul Hutchison, among others, platted Inglewood on July 30, 1889. It never became a town as intended, but this area and its name now signify the current neighborhood. There was never a record of Inglewood in the 1900 Census, but it did appear in 1910. 

Today, Inglewood is an affluent neighborhood with several small businesses operated out of the homes there. The neighborhood has rolling hills, thickets of forests and vegetation, and picturesque views looking down onto Sammamish Lake. 

The average Inglewood home value is $1,228,189. 

Sahalee

Sahalee is just north of Inglewood, also on the eastern shore of Sammamish Lake. This community’s central hub is the 27-hole Sahalee Country Club, which has ranked in the top 100 courses in America by Golf Digest for over 30 years. 

Justin Leonard, the 1997 British Open Champion, says it best about Sahalee: “Everybody heard there were a lot of trees… I don’t think anybody imagined this many.” 

Residential neighborhoods border the Sahalee Country Club. These homes are neatly organized, heavily timbered, well-cared for, and are almost exclusively single-family homes. 

The average Sahalee home is worth approximately $1,330,000. 

Timberline Ridge Park is on the eastern side of Sahalee. Northeast Sammamish Park is to the north, while the 179-acre Evans Creek Preserve is to the northeast. There aren’t any restaurants, shops, or other major attractions in the Sahalee neighborhood, but it’s a quick five-minute drive from Sahalee to downtown Sammamish. 

Downtown Sammamish

Downtown Sammamish is a healthy blend of residential neighborhoods and a lively small city. There are dozens of diverse and highly-rated restaurants here, plus downtown shops, convenient grocery stores, coffee shops, community spaces, and many city parks. Sammamish Highland Mall sits near the center of the city. 

Most Sammamish homes are single-family residences, though there are a limited number of condominiums and apartments available.
