Your job is to ask questions if you don’t understand and be open-minded to what your real estate agent says about the current real estate market. We can tell you how much your home is worth and help you get a better idea of what to expect during the sale. We respond to most inquiries within a few minutes during the day, or at least within a day if during irregular hours.
Analyze the Market and Current Conditions
One of the first things a real estate agent will do is check on the current market and how the market is projected to behave over the next few days to months.
Home comps are a great way to achieve this. So, how does your realtor compare your home to others in the area?
- Location/proximity to the subject property. The closer the recently sold homes are to your property, the more accurate and better the home comparison will be.
- The age of the house. Your agent will compare your home to other properties with similarly aged homes.
- Lot size. There are more factors at play than just the house. How much land or acreage accompanies the home will make a drastic difference. Acreage values vary wildly from the low-five figures to low-seven figures depending on the location and community.
- Bed and Bath Count. It’s always best to compare the property to other properties with similar B/B counts.
- Notable features. Is it one story or two? Does it have a pool? An attached garage? Which neighborhood is it in? Does it have a solar system (preferably paid off)?
- Overall condition. How old is the roof? How old is the water heater? What about the furnace, electrical, and plumbing? If it has knob and tube electrical or lead paint (lead was not banned until 1978), then you could have issues selling it without making major repairs. Is your home on a septic system or public sewer? Septic tanks come with a separate inspection, and this cannot be waived in most counties.
- Garage spaces + outbuildings + apartments on-site. Homes typically appraise for more if they have well-maintained garage spaces, outbuildings, barns, sheds, apartments, or accessory dwelling units on the same parcel. It’s wise to compare the property to others with similar features.
- Up-to-date (or not). It’s not just about the popcorn ceilings and shag carpet. A good agent will decipher the differences between the current styles of countertops, plus their styles and whether they’re dated or not.
- The county matters. The county determines taxes, school districts, and commute time to major desirable areas; because of this it’s always best practice to compare to other places within the same county.
- What kind of street it’s on. There are differences between quiet cul-de-sacs, gated communities, and houses that overlook a double-yellow line road.
Which factors are not considered in home comps?
- Your personal furnishings. Yes, staging the home is incredibly valuable, and it is typically recommended. With that said high-end furniture will not make your home worth more unless it’s part of the deal.
- What you paid for the home. Right now, this is beneficial for most sellers because home values have increased in leaps and bounds in the past few years.
- Unnecessary repairs or upgrades you made. Almost all repairs or upgrades will help sell the home, but there are caveats. For instance, extremely niche upgrades – incredibly niche upgrades (ponds) – garage vs additional converted bedroom, etc. Converting garage to gym or office, living quarters, etc. Talk to your realtor first before making changes!
- Comps outside of 3-6 months (or longer). The most recently sold similar homes are preferred. Though sometimes this varies during turbulent market conditions.

Seasonal Variations
The time of year matters more than you may assume. Historically speaking, March and April through the end of June is the best time to sell your home.
After this, there is a downturn, followed by a small bump in August through mid-October as people look for a new home before the holidays. Once the holidays begin, the market drops off again before dramatically picking back up in the spring.
Inventory is a major factor in the real estate market. So selling a house during these “off” seasons may reduce or eliminate the competition, resulting in more offers for your home.
Should you wait until the peak selling season to list your home? It really depends on your situation, but right now, the market is in favor of sellers, so you can likely list at any time and get attractive offers anyway. Talk to your real estate agent and ask for their professional opinion.
Set Reasonable Expectations When Selling Your Home Fast
Listen closely to what your realtor tells you about the market, the state of your home, and the likelihood of it selling fast. Something that your real estate agent wishes you knew is that Zillow (and many other real estate websites) is not accurate.
The Zillow Zestimate is fundamentally missing so many key aspects that your real estate agent takes into account. These estimators are sometimes going off of old or incorrect data, and they don’t understand the nuances that people do.
For instance, Zillow usually doesn’t know about renovations or beneficial features of the home. It does not understand the value of outbuildings, on-site apartments, the quality of these buildings, or the value of the land that the home sits upon. It does not know how the home has been maintained or if it is prepared for a quick sale.
The Zestimator also has a financial incentive to artificially inflate the home’s value because Zillow sells leads.

A fantastic example of this is this gorgeous home in Sammamish. It sat on the market for three months with little attention. When the sellers agreed to home staging, the house sold fast, within three weeks.
The pink limewash walls were painted white. While the furniture and curtains were beautiful, they weren’t up-to-date with current buyers’ tastes, so those were removed and replaced with more modern pieces. They also painted the cabinetry in the kitchen to freshen up the home.

The Best Improvements to Consider Making Before Selling
We always advocate hiring professional photographers and drone pilots to show off your beautiful home. With that said, it’s always wise to make some improvements if your budget allows so the home can sell faster and for top dollar.
Here Are Some of the Most Helpful Improvements That Are Quick and Cheap:
- Maximizing natural light. Open those curtains and blinds. If you have sheets draped over the windows, now is the time to take those down to show off all that beautiful sunshine.
- Remove your pets from the home when it’s being shown. Touring a home with a pet makes the buyers feel as if they’re intruding on someone else’s territory, which is not the feeling you want them to experience. When you leave the house for tours, make sure you bring your pets with you. It will make them feel safer anyway. Of course, this does not apply to properties with livestock or equine animals.
- Remove, hide, or at least clean the litter boxes. This makes the home smell better, makes it feel cleaner, and makes buyers feel more at ease.
- Remove fragrances from the home when you list it on the market. This includes scented plugins, strong candles, and sprayed fragrances. Not all buyers will appreciate the scents, but beyond that, it makes the home feel more personalized, which is something you want to avoid.
- Take down personalized pieces of art or photography. Make it easy for the potential buyers to see themselves and their items within the home.
- Sweep or vacuum the home. Little details like lines in the carpet from a vacuum are so nice, and your buyers will notice and appreciate those.
- Mopping. If you typically use a sweeper mop, now is the time to break out a real mop or a steam cleaner. Sweeper mops are fine for everyday clean-up, but they do not deep clean, and they aren’t as thorough. Mopping is a cheap and easy way to clean up and drastically enhance your property’s overall appearance.
- Dusting is another great tool that will make your home look clean and well-maintained. Dusting leaves a fresh shine that people will notice.
- Wash and remove dirty dishes in the sink. Not only can dishes have a slight odor, but they make the home feel like it belongs to someone else. Again, a huge part of this process is making your home feel like a blank slate that is ready for the buyers to move into.
- Wash the fabrics in your home. Curtains, rugs, upholstered couches with zippers, pet beds, and throw pillows all hold onto odors. They can also slowly turn dingy, so freshen them up by running them through the washer and dryer. It will do a lot to elevate your home.
- Clean the grout. If you haven’t stayed on top of cleaning the grout, this task will help make your house more appealing.
- Wipe down appliances and cabinet fronts. You probably don’t notice fingerprints or minor kitchen splatters on these, but your buyers will. Clean these up so the house looks fresh.
- Replace burned-out light bulbs and replace older ones that are out of style.
- Change switch and plugin covers. This quick and cheap hack will make the home look much more polished and modern.
- Replace or repair wiggly doorknobs, squeaky cabinets, cracked tiles, missing trim, or broken thresholds. All the quirks you are used to will bother new buyers; fix those for a quick and easy sale.
- Bathrooms make a big difference, too. Being clean is not enough; you should also hide all of your toiletry items, including toothbrushes, toothpaste, combs, brushes, hair products, and lotions. People who tour your home will feel uncomfortable or intrusive if they see these out. Tuck them away into a drawer or closed cabinet while they visit.
- Ultimately, you want your home to have strong hotel or Airbnb vibes. It must be clean, depersonalized, and “move-in ready.”
- You’re getting ready to move soon and must take these items down and clean up. It’s more beneficial for you to do this before listing and marketing the home. Part of selling your home fast is being prepared to move quickly.

This is another situational home-selling technique that may or may not work for your house. Visually appealing pieces of media provide a lot of valuable information on the house and can be distributed during open houses, or in targeted areas where potential buyers are most likely to hang out.

Set The Best Possible Price
Please follow your realtor’s guidance; they are unbiased and are the most informed for this. If you don’t understand why your realtor suggests a certain price, please ask. They have so much information on their “why” and would love to share that with you.
The best price for a quick sale is not necessarily cheap or low. In some instances, you can have it fast and over-list price.
It’s important to set a realistic and competitive price. Listen to your agent closely for this one because they are unbiased and genuinely want the best for you. They will not steer you wrong.
- Overpricing a house leads to it sitting too long on the market. This results in fewer (or no) offers and under list offers. Eventually people will assume something wrong, even if the home is immaculate. People will absoltely not go over the list price if it sits for very long
- Underpricing may scare buyers into thinking something is wrong. With that said, this is rare, and not much of a factor here. Underpricing typically leads to more interest, which is great news for you as the seller.
Prepare Yourself and the Home for a Quick Sale
If you want the house to sell quickly, you need to make sure you and it are ready for that to happen.
You and your agent need to prep the paperwork before the home hits the market. This speeds the process up exponentially.
Most notably for you, you’ll need to fill out the Seller Disclosure.
Make sure you resolve any title issues before listing the house too. Finding out about issues while in the midst of your transaction can completely kill the deal and ruin any potential offers you had.
Here’s what you should know about home inspections and appraisals:
- The buyer will conduct an inspection of the home, property, and outbuildings. There is a timeframe here. Buyers don’t always have to furnish the report, but they do have to respond within a set amount of time. After the inspection and appraisal, they may submit a form requesting that certain items be addressed first, such as getting the furnace serviced, roof cleaned, and a 5-year certification on the roof, etc. Inspection items are negotiable. There are certain liabilities that the buyer’s lender won’t approve from appraisal too, like a lack of smoke alarms or hot water heaters that aren’t earthquake strapped. Exterior steps that are hazardous are another common issue. These safety and liability issues have to be addressed before the home can sell in most instances.
- Appraisals are there to confirm the value of the home for the lender. If the home appraises under the purchase price, you may have to go back to renegotiation to make things work.
Be Open Minded Throughout the Process So Your House Sells Fast
Listen to your realtor’s advice; they’re on your side!
Don’t (or Do?) Eavesdrop With Your Home Camera
People may criticize your home while considering it, but please don’t take it personally. This is a business transaction, and it should not involve emotions.
It is fine to keep your home security cameras on because this is your home, and you are entitled to watch it and keep it safe. With that in mind, your buyers will feel uneasy if they feel watched. Be tactful here, and use common sense.
Leave the property when it is being shown. Unless you have a very specific type of property and your realtor asks you to stay for your professional guidance, it’s best that you leave. It’s rare for an agent to ask you to stay because it’s too easy for you to accidentally say something that is offputting or unintentionally offensive to your buyers. More importantly, the buyer’s agent could get you to inadvertently disclose information about your situation that they shouldn’t and use that information to take advantage. Buyer’s agents could also pressure the sellers in unprofessional ways.
The agents are experts in this area so please let them handle this aspect.
Communicate With Your Realtor!
Agents have connections with great people who are helpful and have seen a lot.
If you’re unsure of something or don’t know how to fix an issue, please tell your realtor. They can fix it or find someone who can fix it. But realtors cannot help if they don’t know about the issue.
Trying to hide an issue with the house from your realtor isn’t a good idea. Your realtor is on your side.
Trying to hide problems so they sneak past inspection and the buyers are much more likely to hurt than help you.
If it gets caught (and it likely will get caught) before the sale, the buyers could back out or demand a lower price.
The buyers could sue after the sale, too. A minor $300 fix could easily end up as a $5k lawsuit if it’s intentionally hidden.
If a buyer backs out, then the home is going to be more difficult to market, too, and other potential buyers will be wary or avoid it entirely. Hiding problems is really not worth the risk.
Sellers Still Have Responsibilities After the Home Sells
- Follow through with agreement terms – you have deadlines to meet. There are serious consequences for not following through.
- Make potential repairs in a timely manner.
- Change your utilities to your new home, and remove your name from the old home.
- Moving out on time is your responsibility. This includes large pieces too, like RVs, sheds, non-running cars, or other items you agreed to remove.
- Holdbacks (this is a fraction of the seller’s proceeds held by escrow) ensure that you fulfill your obligations. If you don’t do your part, the buyer may get to keep some of your proceeds as collateral for not fulfilling your end of the agreement.
- Procrastination can kill a deal, stay on top of it. You don’t want to start the whole home selling process all over again.
- Do your very best to maintain a clean space that is ready for the buyers to move in.
- Stay up-to-date on your property taxes and HOA fees until the home leaves your possession.
Accommodate Your Buyers Whenever Possible
Buyers don’t usually want projects when they buy a new home, so do your best to avoid leaving them with that. Most buyers will have to contract that out, which takes a long time to schedule, especially here in Western Washington.
Either have the money to do these upgrades and have it prepped before -or- take these necessary projects into account (plus a little more) and then reduce the price accordingly.
In a perfect world, you would have a pre-inspection, so you aren’t surprised, and you will have stayed on top of maintenance. But in reality, it’s good to have a balance and tackle the most important issues first. If you aren’t sure which items to prioritize, talk to your real estate agent to get clarity.
